Selling

Prior to selling your home, a Disclosure Request form must be requested.  The form can be submitted to Disclosures@afhoa.net, dropped off in the drop-box outside the Association Office or mailed USPS.  Payment for the Disclosure Package can be charged to the homeowner’s account or paid with cash or check. Checks should be made payable to Ashburn Farm Association.  The Association has 14 calendar days from the date received at the Association Office to complete the package.  A Rush request can be made for an additional fee of $50.00 to expedite the package’s delivery in three business days.

Frequently asked questions:

How long until I receive my Resale Disclosure Package?

  • The resale packet is sent 14 calendar days after the confirmed received date or three (3) business days when requesting a rush

Who will receive the completed Resale Disclosure package?

  • The packet is emailed to the email address provided on the Resale Disclosure Request form.  If a paper packet is requested, the requester must pickup the completed packet from the Association office

How will the Resale Disclosure Package be delivered?

  • The packet is delivered to the requested by either email in PDF form or the requested printed copy

What occurs during a Resale Disclosure?

  • The Association will perform an exterior inspection of the property. The inspector will cover all surface per the covenants:

“Article VI, Section 1(c) of the Covenants explicitly states that: No improvements, alterations, repairs, change of paint colors, excavations, changes in grade or other work, which in any way alters the exterior of any lot or common area or improvements located thereon from its natural or improved state, existing on the date such property was first subject to this Declaration, shall be made or done without the prior approval of the Architectural Review Board. No building, residence, or other structure, fence wall or landscaping in lieu thereof shall be commenced, erected, maintained, improved, altered, made, or done on such property without the prior written approval of the Architectural Review Board.”

The violations, along with pictures of the violations, a copy of the Architectural Design Maintenance and Standards and Covenants and Restrictions will be provided to the requestor’s email once the exterior inspection has been completed

What do I do if there is a violation noted in my Resale Disclosure Package?

  • The violation(s) should be cured, and the inspector should be contacted for a reinspection.  If modifications have not been applied for, an Exterior Alteration Application maybe requested to be submitted. From there, if all violations have been cured and Exterior Alteration Application have been approved, the inspector will provide a cure letter to the seller or requesting agent
