Important Updates
The Ashburn Farm Association will begin conducting the off-property Annual Property Surveys at the end of April. To keep residents informed, the Association will notify the community each week via email blast with a list of the streets scheduled for inspection. In addition, signage will be posted on streets prior to inspection.
Inspectors will conduct surveys using publicly accessible areas, including streets, sidewalks, and Association Common Areas. The surveys will document visible conditions, and photographs will be taken of any items where compliance issues are observed. Following the inspection, homeowners will receive a letter identifying any items found to be out of compliance with the Ashburn Farm Association Architectural Design & Maintenance Standards.
As outlined in the Standards, homeowners are responsible for maintaining the exterior of their homes and any structures located on their lots. The following are examples of conditions that may be cited as violations if observed during the Survey:

Dirt, stains, or mildew on any exterior structure or surface.

Damaged, dented, or missing siding, flashing, and capping.

Damaged or dented storm doors, entry doors, and garage doors.

Peeling paint and exposed or rotted wood on any exterior area of the house.

Broken or missing shutters, broken windows, or ripped/torn screens.
-
Mailboxes and/or posts in need of repainting or repair.
-
Playground equipment that is rusted, broken, or in need of repair or repainting.
-
Fences with either broken, warped, or leaning pickets; missing parts; or excessive mold, mildew, or fungus.
-
Decks and sheds in need of painting or repair.
-
Concrete or masonry block foundations or steps in need of cleaning, repair or repainting.
-
Rusting or corroding metal on railings, and rust stains on steps and landings.
-
Missing or damaged gutters, downspouts, railings, etc.
-
Mismatched siding or paint colors (e.g., shutters that are 2 or more different colors).
-
Any exterior structure requiring maintenance or repair.
Please take a moment to conduct a visual inspection of the exterior of your home so that any potential issues can be corrected prior to the Annual Property Survey.
Please note that items cited during the Annual Property Survey are limited to conditions visible from off-property locations and do not constitute a resale disclosure inspection. Resale disclosure inspections are required for all properties being sold within Ashburn Farm.

Off Property Annual Property Survey
The Board of Trustees has approved the installation of solar panel critter guards on all Association-maintained buildings with solar panels. The Association also strongly recommends that homeowners with solar panels consider installing critter guards on their homes.
Critter Guards
On April 7, 2026, the Board of Trustees (BOT) reviewed the Pilot Hang Tag Program on Chokeberry Square & Southwind Terrace. With input and a recommendation from the Townhome Committee, the BOT decided to make the Hang Tag Program permanent with one change.
All Open Spaces will still require the Hang Tag to be displayed on the rear-view mirror between the hours of 10PM – 6AM. The change going forward will be that the Open Space 72-hour time limit will be reinstated for the open spaces on those streets. Signage on those spaces will be updated to reflect that change.
If the Association Office receives a concern regarding any vehicle parked in an Open Space exceeding the 72-hour timeframe, the vehicle will be ticketed and towed per the enforcement process in the Parking Policy. Open spaces are only to be used after your reserved spaces are occupied and on an as needed basis. Please remember that if the Hang Tag is lost, there will be a $100 replacement fee charged to the property account.

Pool Open In One Month!
Please do not use TownSq to submit Exterior Alteration Applications for modifications. There is no online application process at this time. TownSq is still in the process of being set up and a notification will be sent out to all homeowners when that process is available. Thank you for your patience and understanding!
No Online EAA Submissions
The 2026 Annual “Off Property, Property Surveys” will begin April 27th and continue through the summer months. Email blasts will be sent out each week with a list of the upcoming streets to be surveyed. Signs will also be posted at main intersections in those areas the week prior to and on the week of those Surveys to notify everyone that they are upcoming or in progress.
Inspectors will be utilizing streets and sidewalks as well as Association Common Areas to survey all single-family and townhome properties. The Surveys will include photographs of those areas where issues are noted. A letter will be sent to each homeowner identifying any issues found that are not in compliance with the Ashburn Farm Architectural Design & Maintenance Standards. The Standards are available on the Association website at: www.ashburnfarmassociation.org.
The types of issues that would be noted during that Survey include damaged, missing, or mismatched items, dirt/stains/mildew, peeling paint, rotted wood, or faded items.
Please be aware that the findings noted on the Survey are limited to views available from off-property and do not represent a Resale disclosure inspection. Resale disclosure inspections are required for all properties being sold in Ashburn Farm and must be requested through the Ashburn Farm Association Office.

Ashburn Farm blends Virginia’s picturesque beauty with stunning homes and ample community amenities in Loudoun County. The majority of the land on which Ashburn Farm is located was sold to, or inherited by, John Janney, a Delegate for Loudoun County until his death in the late 1800’s. Mr. Janney called the area Ashburn Farm because of close family friends with the same name. The land was eventually sold to Senator William Stewa, later being further divided, and sold. The last owner was the Gray Family, who operated a dairy farm on the land. A windmill was salvaged and restored from the Gray estate and now stands with a large “Ohio Buckeye” tree near the Windmill Community Center.
